Built around the work.
Envik is a Nordic energy infrastructure developer, working in two verticals for Europe’s leading operators: data center sites and supercharging sites.
Envik carries a data center site from first screening to handover and takes the risk of every stage in between: grid, planning, environmental and civil engineering work, with specialist advisers and delivery partners where required. Supercharging sites are the second vertical, developed for the operators building Europe’s charging networks. Envik has sat on the buying side of this process, as an operator waiting for a connection, which is why the method is built around dates.
The standard is what Envik is judged against. A data center site either passes the six ready-to-build tests or it does not, and the portfolio says which currently does.
Origins
From operator
to developer.
Envik started as a charge point operator, became a developer of supercharging sites for other operators, and carried the same method into data center sites.
Operator
Envik began on the operator side of the charging market, running charging sites as a charge point operator (CPO). Operating taught the processes from the inside: how a connection application moves through a network operator, which consents decide when a site can open, and which suppliers hold to a date. It also built the working relationships with suppliers and network operators (DSOs) that every later site would depend on.
Developer for operators
Envik moved to the development side because operating had shown where the constraint on a charging network sat: in sites connected, consented and ready on a date. Envik ran the connection, the land and the consents at the same time, not one after another, and frequent energizations kept its network operator relationships current, so each new application started from a known position. Envik has developed supercharging sites for charge point operators ever since.
Data center sites
The same fundamentals carry a data center site, at a different scale: capacity secured to a date, land under control, consents held past appeal, and a site the buyer can build on. The connection is larger, the consent program longer and the capital greater, and the land is held under option or bought outright rather than leased.

Envik
A name rooted in Dalarna.
The name Envik comes from Enviken, a village in Falun municipality in Dalarna. It stands for what Dalarna means in Sweden: the kind of place where an agreement made at the kitchen table still holds.
The work runs the same way. Most of it happens in municipalities like Enviken’s, with landowners and councils who decide whether a project goes ahead and who judge a developer on whether it did what it said.
Philosophy

Grid decisions and planning processes set much of the timetable. Our responsibility is to keep the work within our control moving, with clear ownership of every next step.
The sites worth having are rarely the obvious ones. More often they are land somebody has already looked at and set aside, because the connection point was awkward, the ground needed work, or nobody had yet asked the municipality the right question. We go back to what was passed over.
When a second look holds, we establish the next decision: land control, a grid application or a planning assessment. Each step has an owner and a date.
Inside a program, anything that can run in parallel runs in parallel. Consents, ground investigation and grid work do not queue behind one another because sequencing them is tidier to manage. We ask the same of everyone on the project: counsel, contractors, consultants and ourselves. And we agree it at the start, before the first date is missed.
Working at that speed has to be paid for before it is used. Envik takes each data center position on its own balance sheet, ahead of any buyer, which removes the step where somebody has to be persuaded before anything can begin.

One counterparty
Land, power, permits and enabling works sit in a single contract with a single accountable party.
Grid before land
Origination runs outward from confirmed network capacity. Land without a connection path is not carried.
Consents held, not filed
Decisions transfer only once the appeal period has expired. An investment committee approves a permit, not an application.
Anchored locally
Relationships with municipalities, landowners and grid operators are built over years, which is what shortens a consent program.
Governance
Controls written for this business.
Land transactions and permitting require clear decisions, documented responsibilities and care in dealings with public authorities.
Board and ownership
Land acquisition, capital commitment and site disposal are reserved matters, decided at board level and minuted against the stage gates.
Code of conduct
Binding on employees, contractors and advisers, covering conflicts of interest, gifts and hospitality, and dealings with public officials.
Anti-corruption
Land assembly and permitting bring constant contact with public decision-making. The controls are written for that exposure specifically.
Whistleblowing
A channel open to employees, counterparties and members of the public, with protection against retaliation for anyone who raises a concern in good faith.
Risk management
Site-level risk registers covering title, grid, consent, ground and counterparty risk, reviewed at every stage gate.
