Envik takes a data center site from first screening to a ready-to-build handover: land, power, permits, connectivity and enabling works, coordinated through one development process.

Own account

Where the development risk sits.

Envik holds each data center site on its own balance sheet and carries it through every stage before handover. What a buyer takes on is a finished position, with the development risk already retired.

A data center site fails for boring reasons: a connection queue that moves, a zoning appeal nobody planned for, a fiber route that shares a trench with its own redundancy. Envik retires those risks one at a time, before the land is offered, which is what allows the handover standard to be a condition of sale.

The first vertical

Data center sites.

Envik screens Nordic land against the grid before anything else, secures what survives, and takes it through permitting and enabling works until construction can begin. What transfers is one package: dated grid capacity, clean title, consents past appeal, the works complete and a data room released under NDA.

The second vertical

Supercharging sites.

For Europe’s leading charge point operators, Envik finds the site through its property owner, negotiates the lease and carries the grid connection through the network operator. What the operator takes over is a site with its connection secured, ready for the chargers to go in.

The standard

Ready to build, defined.

Ready to build at Envik means six specific things, all of them evidenced in the handover package. The phrase is used loosely across the industry. A site that fails one test is not called ready.

Title

Land owned outright, the parcel formed and the access rights and easements registered through Lantmäteriet, not agreed in principle.

Power

An executed connection agreement naming the substation, the capacity in MW and the energization date.

Consents

The detailed development plan in legal force with its appeal period expired without challenge, and written to permit the intended use, height and density, so a building permit can be granted against the buyer’s own design.

Environment

Every environmental consent the project triggers in force, or a documented determination that none is required, with baseline surveys done and any species dispensation decided before the ground is opened.

Ground

Geotechnical investigation complete and bulk earthworks executed to a stated level and tolerance.

Connectivity

At least two physically diverse fiber entries secured under signed route agreements.

Why the standard exists

01 - Land origination

Origination begins at the grid.

Envik screens with a model of the Nordic transmission and regional networks, overlaid with land registry data, terrain models, protected areas and municipal planning intent. Sites that survive screening are secured through option agreements, which establish control without committing acquisition capital. The option is exercised before any ground is opened, so the land is owned outright by the time the enabling works begin.

02 - Grid and power

Connection precedes acquisition.

Speed to power is the binding constraint on the sector, and a queue position is not a connection. Envik runs the full grid workstream: applications to the relevant regional and transmission operators, queue management, substation siting and civil design, and the commercial structuring that converts a position into a firm, dated connection offer.

03 - Permitting and planning

Granted, not applied for.

Envik takes each site through the detailed development plan, environmental impact assessment and statutory consultation, and transfers decisions only once the appeal period has expired, so what the counterparty acquires is a granted decision. The plan is written to permit the intended use, height and density, so a building permit can be granted against the buyer’s own design without reopening it.

04 - Connectivity

Two routes, verified on the map.

Envik secures physically diverse fiber entries, negotiates route agreements with carriers, and documents route distances and the carriers’ own latency figures for each path to the Nordic and continental exchanges. Where the market cannot supply diversity, the missing route is built into the enabling works.

05 - Site enablement

Earthworks completed to tolerance.

Envik completes the physical works that stand between a permitted site and a construction start: geotechnical investigation, bulk earthworks to a defined tolerance, access roads to heavy transport standard, water and drainage connections, and the civil works for the incoming substation.

06 - Handover and RTB

A package built to be checked.

Ready to build is a standard with a checklist behind it. Envik transfers a structured data room containing clean title with the parcel formed and every easement registered, granted and final consents, executed grid agreements with dated capacity, geotechnical and environmental surveys, topographic and utility models, and warranties that survive completion.

The first day on site should be a construction day.

By the time an operator mobilizes, the roads carry heavy transport, the pad is graded to tolerance, the substation civils are poured and the permits are final. The handover package records the completed scope and the conditions that remain.

How a site moves through Envik.

Each project follows the same development stages. Workstreams advance in parallel where possible, with grid milestones, planning decisions and site conditions shaping the timetable.

Grid capacity, fiber, terrain, hydrology and municipal intent are modeled together. Most candidate land is rejected at this stage.
